Due diligence is real money
In North Carolina, buyers pay a non-refundable due diligence fee directly to the seller for the right to inspect and walk away. In a competitive market this number does a lot of the heavy lifting in an offer — sometimes more than price.
School assignment isn't automatic
Wake County uses a base assignment plus magnet and calendar options. Buying in a neighborhood does not guarantee the school you toured. Verify current-year assignment before you write an offer, not after.
Commute math beats map distance
Ten miles can be fifteen minutes or fifty depending on which side of I-40 you're on. Drive your actual commute at your actual departure time before committing to a town.
Pick the town, then the house
Wake County towns feel genuinely different from one another. Spend a weekend visiting three or four before you narrow the search — it saves months.
